Detailed planning around the cooling systems for the client's computer hardware, and a redesigned TPO internal gutter system.
We were first engaged to quote a standard roof replacement. It quickly became clear this was going to be a very complex project.
The existing roof carried large cooling intake units that kept computer equipment inside the building cool. They couldn't be switched off, because that would have shut down the client's operations.
Over 18 months, we worked with the client to design an installation process that let those operations continue. New cooling systems were installed on the outside of the building, and we planned the rebuild of the internal gutter so the building stayed watertight throughout the work.
The job needed close coordination between trades. In some areas, flammable ceilings had to be removed by a third-party contractor, and HVAC technicians ran new cabling, which we coordinated with the waterproofing. Site security was a priority for the client, given the nature of their business.
The work on site ran for four to six weeks. We're very pleased with the outcome.

“Impact Roofing came recommended by our builder to replace the roof on our commercial property. We wanted a company big enough to take on a complex job, but small enough to have the owner personally involved. Our building houses a high profile international tenant with highly sensitive hi-tech equipment on site, high voltage power needs and super-high availability expectations, making any water ingress or other interruptions a major issue. Mitch planned, project managed and executed the roof replacement in a timely fashion, worked closely with the tenant's service provider to remove and then replace critical HVAC equipment and seal any penetrations to a high standard. We have had no leaks and the project was delivered to budget. We couldn't be happier with the result and our tenant was impressed with how well things went. Great job thanks.”
